Amenity Availability

Clubhouse and Fitness Center are open 24/7. Pool/Spa is open from 8 am to 8 pm. Please follow all other posted signs at the amenities. Shoes and shirts must be worn in the Clubhouse and Fitness Center at all times. Glass containers are not permitted at the pool. Guests must be accompanied by residents always. There is a limit of 1 guest per resident at any amenity. As a courtesy to our residents, we provide free printing at the business center in the Clubhouse. We have information next to the printer for how to use this. We have a coffee bar, freestyle machine and complimentary popcorn (please be neighborly and only take one per day). There is a grilling station at the pool. Please make sure to turn off the propane when you are done grilling!

Internet Information

Our internet provider is Single Digits. The community is Property WiFi. You will receive a welcome email from SingleDigits upon your move-in that will walk you through account setup.

Trash Information

Valet trash pick up is a service that is included in your rent. Place your trash outside your front door (in the provided black trash can) between 5 PM and 7 PM. Trash pick-up begins after 7 PM. Bring your trash can inside before 9 AM the following morning to avoid fines. Trash must be put in 25 gal bags and tied. If a bag is not tied or not in the black can provided, it will not be picked up, and you will be fined. Boxes must be broken down and taken to the compactor.

Parking & Towing Information

You are provided one parking decal for your vehicle at move in. You should have registered it when picking up your keys, but if you did not, add your vehicle to your resident portal online. Any vehicle parked in a non-visitor spot without a decal will be towed. Guests are permitted to park in the visitor parking spots around the property. Guests may not park in a spot for more than 24 Hours. Contact the towing company per the posted signs to inquire about any towed vehicle. We do offer Reserved Parking at $15 a month. If you lose your decal, there is a $200.00 charge

Maintenance Emergencies

If you have an emergency maintenance situation after office hours, please call the office number 813-514-4242 and follow the prompts to emergency maintenance requests.

Information For Packages

At our Mail Center, we have a Hub locker. When you receive a package, you will receive an email from Amazon with instructions and a code to pick up your package.

Lockouts

Contact the office 813-514-4242 for any after hours lock out. There is a $50 fee due upon opening your door.

Laundry Like a Pro 

  • Wash full loads with cold water to save energy. Use the spin and drain settings to cut down drying time.
  • Consider using a drying rack to air dry clothes when possible for an even greener approach. This not only saves energy but also extends the life of your clothes. And remember to clean the lint trap regularly for optimal dryer performance.

Dishwashing Done Right 

  • Wait until the dishwasher is full to run a load, and air-dry dishes to save energy.
  • If you are handwashing dishes, be sure to turn the water in between dishes.

Bright Ideas for Lighting

  • Our community already has LED lightbulbs, which use up to 75% less energy and last much longer than incandescent bulbs.
  • Make the most of natural light during the day by unplugging devices and turning off lights when not in use to reduce phantom energy usage.

  • Set your thermostat a few degrees higher in summer and lower in winter. Use programmable settings to optimize heating and cooling when you’re home and away.
